Located at 100 Botany Road in the thriving Waterloo neighborhood, ION will be Sydney’s first dedicated, purpose-built commercial life sciences precinct, designed to support the next generation of scientific innovation in Australia.
Within this campus, SmartLabs and IWG will operate a 6,042 sqm, or approximately 65,000 sqft, turnkey advanced research facility, bringing SmartLabs’ proven lab-as-a-service model to Australia for the first time. The facility will combine flexible discovery and pre-clinical research environments that are fully equipped and ready for occupancy on day one, operational support, and specialized services to help life sciences companies reduce complexity, preserve capital, and scale with efficiency.
Surrounded by leading hospitals, universities, and research institutions — including the University of Sydney, UNSW Sydney, Royal Prince Alfred Hospital, and the Garvan Institute — and strategically positioned within one of Sydney’s most dynamic innovation corridors, SmartLabs’ advanced research center is designed to help local and international innovators establish, grow, and scale in one of the region’s most promising life sciences ecosystems.
